From selecting a home design that’s the right fit for you to signing on the dotted line, getting your keys and settling into your new life, we want your experience of building your new home to be exceptional.
We’ll be guiding you through from start to finish, if you’re curious about how we’ll turn your ideas into your new home and what you’ll need to do as it takes shape, we’ve created this step-by-step guide just for you.
Your first step to building your new home!
Your first meeting will be with one of our Beachwood Sales Consultant’s to discuss what you’re looking for in your new home, and what kind of budget you have to work with. If you already have a design in mind, your consultant will be able to explore all possibilities with you for inclusions, facades, alternative floor plans and upgrades.
Once your preferred new home design is selected (and a site appraisal if you’re requiring a knockdown rebuild) your Beachwood Sales Consultant will work with you to finalise the preliminary Tender (preliminary quote prior to the final building contract) outlining the inclusions, specifications, desired custom upgrades and their associated costings.
Your acceptance and signing of the preliminary Tender along with your Intital Deposit payment of $2,000 will allow us to finalise your Tender plan set and move forward to booking in your Harmony New Home Selection appointment..
After around 10-15 days, you’ll receive a full plan to review ahead of your Harmony New Home Selection appointment.
You’ll be appointed a dedicated Customer Support Co-ordinator who will be there to guide you through the pre-construction journey of your new home and make contact with you to book your New Home Selection Appointment at our Harmony Gallery.
This is your opportunity to bring your creativity and personal touches to your home.
Your appointment with our Harmony Gallery Specialist and Product Technology Consultant will be booked in from 9am until 4pm allowing you the whole day to finalise selections for your home with snacks, refreshments and lunch provided on us.
We encourage you to bring along your ideas, samples or images, and a list of any must-haves. This will help our Harmony Gallery Specialist to provide you with the best advice to achieve the desired look for your home.
By the end of your appointment, you’ll have confirmed selections of all desired colours and upgrades, finishes and technology, and you’ll be asked to sign off on your selections.
The costings for your upgrades and customisations will be emailed to you from your Customer Support Co-ordinator within 5-10 business days for you to review and sign. Costings for special customisations may require more time.
Once we receive your signed acceptance of the variation, we will finalise your colour selection specification document, contract plan set and prepare your HIA New Homes Building Contract.
We’ll prepare and provide you with the HIA New Homes Building Contract bundle, including a detailed plan set consisting of siting, floor plans, external elevations, internal joinery elevations and electrical layouts, finalized contract quotation, specifications, and inclusions for your review prior to your signing appointment,
Then it’s time to sign your contract … so we can move to the final pre-construction phase!
You’ll also need to pay your balance of 5% deposit of your contract value (less deposit already paid) on the day of your contract signing appointment to move to the final pre-construction phase.
The final checks and documentation on your block of land happen in this stage (providing your block of land is accessible and title is registered) . This includes soil testing, feature survey and engineer’s design, council and waterboard property information, town planning permit (if applicable), developer approval, building permit assessment, and site-specific working drawings being issued for your approval.
Formal financial approval from your lender is best done after you’ve finalised all your costings – including site works and the finishes you’ve chosen. You’ll need to supply us with formal written approval of unconditional finance before we can commence building your home.
With all the documentation in hand, we’ll perform a final check of all documentation to produce your final construction plan set and colour selection specification for your final sign-off to obtain the building permit and provide you with a date for construction to begin!
See your home take shape from the ground up!
Your dedicated Customer Support Co-ordinator will be there at every step while working closely with our construction team to provide you with accurate updates and answer any questions you may have. Our dedicated team of Site Manager’s focus is on building your home to the highest quality, and on time. That’s our commitment to you.
We’ll also ensure that at critical stages of construction your build is the best it can be. While we carry out our own regular quality assurance inspections, we also bring in professional independent inspectors to conduct and report on onsite quality and compliance inspections. It's part of our dedication to building the highest quality new home for you, unconditionally.
Our guaranteed build times mean you'll know exactly when your home will be finished, so you can plan your move or organise tenants. During construction, you'll see your vacant block transformed into your new home in five stages from foundations to the much-anticipated handover, as outlined below.
