From selecting a home design that’s the right fit for you to signing on the dotted line, getting your keys and settling into your new life, we want your experience of building your new home to be exceptional.
We’ll be guiding you through from start to finish, if you’re curious about how we’ll turn your ideas into your new home and what you’ll need to do as it takes shape, we’ve created this step-by-step guide just for you.
Your first step to building your new home!
Whether you discovered your dream floorplan by looking through our website or visited one of our Display Homes, your first step is to meet with a Beachwood New Home Consultant. They will discuss with you what you’re looking for in your new home and what kind of budget you have to work with. If you already have a design in mind, your consultant will be able to explore all possibilities with you for inclusions, facades, alternative floor plans and upgrades.
Once your preferred new home design is selected (and a site appraisal if you’re requiring a knockdown rebuild) your Beachwood Sales Consultant will work with you to finalise the preliminary Building Tender (preliminary quote prior to the final building contract) outlining the inclusions, specifications, desired custom upgrades and their associated costings.
Your acceptance and signing of the preliminary Building Tender along with your initial deposit payment of $2,000 will allow us to finalise your Tender plan set and move forward.
You’ll be appointed a dedicated Customer Support Co-ordinator who will be there to guide you through the pre-construction journey of your new home and make contact with you to book your Tender and Colour Selection Appointments at our Harmony Gallery.
You will receive a full set of plans ahead of your Harmony Colour Selection appointment.
This is your opportunity to bring your creativity and personal touches to your home.
Your first Harmony Appointment (allow approx. 3 hours for single storey and 4 hours for double storey) is with one of our Harmony Gallery Colour Selection Specialists, who will guide you through all the details for your External and Internal colour schemes and upgrade requests.
We encourage you to bring along your ideas, samples or images, and a list of any must-haves. This will help our Colour Selection Specialist to provide you with the best advice to achieve the desired look for your home.
Any required variation upgrade options will be costed & emailed to you in a variation document after your appointment, for your review in preparation for your Tender Appointment.
Following on from the Colour Selection appointment, you will receive an email with your draft Colour Selection and photos of your internal and external selections.
Your second appointment at our Harmony Gallery is with one of our Tender Presenters, who specialise in reviewing your plans including making fictional amendments to your cabinetry layouts and Electrical plans to suit your lifestyle.
By the end of your appointment, you’ll have completed a full plan review with your Tender specialist. This includes joinery selections and an electrical plan including heating and cooling selections. You will also review and confirm your final colour choices and finalised Variation following the Colour Selection Appointment.
All selected options will be costed and priced in your Tender appointment (time permitting) and finalised for signing on the day.
Upon signing off on your selections, you will be booked in for your Contract Signing appointment. From here your Contract Drawings and Contract Tender will be ordered and sent to you, along with your HIA Contract, prior to your Contract Appointment.
Your Contract Signing appointment will take place at our Harmony Gallery with your Customer Support Co-ordinator (allow approx. 2-3 hours).
At this appointment, you will review the HIA Contract checklist, finalise any outstanding questions and sign all documents including any relevant Post Contract Variation.
All documents, including the HIA Contract, will be signed via Docusign. Your Customer Service Coordinator will then explain your next steps and requirements after signing the Contract.
The 5% Contract deposit payment is payable at this appointment, and payment can be made via bank transfer or bank cheque/money order (Details of Lender to be confirmed at time of contract signing).
Once your contract is signed, final checks and documentation on your block of land happen in this stage (providing your block of land is accessible and title is registered) . This includes soil testing, feature survey and engineer’s design, council and waterboard property information, town planning permit (if applicable), developer approval (if applicable), building permit assessment, and site-specific working drawings being issued for your approval.
Formal financial approval is to be obtained by you from your lender after you’ve finalised all your costings – including site works and the finishes you’ve chosen. You’ll need to supply us with formal written approval of unconditional finance before we can commence building your home.
With all the documentation in hand, we’ll perform a final check of all documentation to produce your final construction set of plans and colour selection specification for you to review and approve with a final sign-off to obtain the building permit.
Once we receive your Building Permit, we will send you the Building Permit, Home Owners Warranty Insurance and Stamped Plans.
You will be required to provide these to your finance broker/bank directly.
Congratulations!! - Your file will now be provided to our Construction Support team as your primary point of contact. The Construction Support team will assist you through the rest of your construction journey.
See your home take shape from the ground up!
Your dedicated Customer Support Co-ordinator will be there at every step while working closely with our construction team to provide you with accurate updates and answer any questions you may have. Our dedicated team of Site Manager’s focus is on building your home to the highest quality, and on time. That’s our commitment to you.
We’ll also ensure that at critical stages of construction your build is the best it can be. While we carry out our own regular quality assurance inspections, we also bring in professional independent inspectors to conduct and report on onsite quality and compliance inspections. It's part of our dedication to building the highest quality new home for you, unconditionally.
During construction, you'll see your vacant block transformed into your new home in five stages from foundations to the much-anticipated handover, as outlined below.
First home owners, now that construction is starting, you will be able to apply for the First Home Owner Grant.
Siteworks are completed on you block in preparation for the concrete slab and footings, forming the foundations of your home.
Your first progress payment of 10% will need to be paid on completion of this stage.
Carpenters will progress with work, building the framework for your walls and roof trusses.
Your second progress payment of 15% will need to be paid on completion of this stage.
Your home is taking shape! All brickwork, roof tiles, external doors and windows will be completed and your home will be able to be locked up.
Your third progress payment of 35% will need to be paid on completion of this stage.
Now that your home is secure, our trades will progress the interior details and finishes of plaster being installed, skirting boards, architraves, internal doors & cabinetry.
Your third progress payment of 25% will need to be paid on completion of this stage.
While you’ll be busy packing boxes and organising your removalists, our building team will be finishing the finer details like painting, tiling, mirrors and shower screens.
Once all this is polished and ready for you, you’ll be provided with the relevant occupancy certificates, final invoice and invited for a final walkthrough (PCI) with your Beachwood Site Manager to make sure your home is everything you expected.
Your handover date will also be booked for you at this time and we will strive to ensure all final works and touch-ups are completed in time.
Your handover will take place at your new home with your Beachwood Site Manager where you’ll receive the last of your documentation – compliance certificates, home and appliance manuals – and the keys!
Your final 10% progress payment will be required to be cleared prior to the day of your handover.
