So we’ve created this step-by-step guide for you to understand your home building journey and know what you’ll need to do when – if you have any questions, you’ll have a dedicated Beachwood Customer Support Co-ordinator to guide you along the way. Designing, planning and making sure your designs, contracts and other paperwork are in order will help from the Beachwood Team for your upcoming construction run smoothly – on time, on budget and to the highest standard.
Your first step to building your new home!
Your first meeting will be with one of our Beachwood Sales Consultant’s to discuss what you’re looking for in your new home, and what kind of budget you have to work with.
You'll have the opportunity to review your preliminary tender and sign off on it. This is also when you'll need to make your first home deposit of $2,000.
We want you to love your home for years to come – it's important that the products, finishes, colours and technology options you choose for your home now offer a timeless appeal you'll enjoy in future. So, you'll be invited to spend an entire day at our Harmony Gallery, customising the details of your home with the help of our Harmony Gallery Specialist.
Your first build becomes all the more real at this stage, so it's useful to have pre-approval from your lender around this time. You'll also need to sign off on the paperwork we provide you, including your building contract, and pay your initial 5% deposit.
With land accessible, the final checks on paperwork, feature survey, soil testing and engineer’s design happen during this stage.
Once the details of your home have been finalised (with costings for footings, site works and finishes established) you can seek formal financial approval from your lender. We'll need you to supply evidence of unconditional financing before we can start your build.
With everything in place and your final sign-off, we can provide you with a date for construction to begin.
An exciting phase for first-time home builders, the construction phase is where you'll see your home built from the ground up.

Siteworks are completed on you block in preparation for the concrete slab and footings, forming the foundations of your home.
Your first 'progress payment' of 10% is due at this stage.
Next, your rooms will begin to take shape, with framework and roof trusses built. The layout of your home will become more obvious, and you'll be able to get a sense of the space.
This is when you'll make your second progress payment of 15%.
Your home will be 'locked up' with brickwork, roof tiles, external doors and windows added, and locks installed.
Your next progress payment of 35% is due on completion of this stage.
The interior and exterior details you chose at your Harmony Gallery selections appointment will be added, and the house you see will begin to look like the home you envisaged.
Another 25% progress payment towards your home is made at this stage.
It's time to chill the champagne!
While you prepare for your move, the finishing touches on your home will be added: painting, tiling, mirrors, shower screens and so on.
Your occupancy certificates will be provided, and you'll have the opportunity for a final walkthrough with your Site Manager to check that your build has been finished perfectly.
If anything needs tweaking, we’ll take care of it, and if all is as it should be, we'll provide you with your official settlement and handover date to when you'll receive the last pieces of documentation, and the keys to the first home you've built!
With your final payment of 10%, you'll officially have a newly built home.

In the first 12 months after we've handed over your keys, your home will be settling too – there could be minor tweaks needed as it's lived in for the first time. We're happy to be informed of any concerns you have during this for year, and at the end of this period, we’ll also have one of our qualified Warranty Inspectors make a final inspection of your home. Any fixes needed will be promptly carried out at no cost to you.
Beyond this, we want you to have peace of mind when it comes to your home, so your footings and framework will also be covered by our 25-year structural guarantee.

If you are buying or building a new home valued up to $750,000, you may be eligible for a First Home Owner Grant (FHOG). If you are eligible for the FHOG and the home you are buying is in regional Victoria, you will receive $20,000. If the home is not in regional Victoria, the grant is $10,000. The home must be less than five years old to be eligible for the FHOG.
